Landlord Services

Running a rented property can present you with plenty of challenges, particularly from an upkeep and maintenance perspective. Fortunately, Your Place Property and Gas is there for you every step of the way with our qualified Gas Safe engineers.

Whether you just have one flat that needs an inspection or a number of properties that all need checking and maintaining, we will work with you to meet yours and your tenants needs by providing you with a cost effective service.

Gas Safety Certificates

Full inspections of all equipment using gas are vital to on-going safety and are a legal requirement in many cases. Our expert engineers are able to perform full system tests and ventilation checks to ensure regulations are met. It’s particularly important to check boilers and central heating systems that are gas fuelled.

If left unserviced, your appliances could pose many risks, such as potentially leaking deadly carbon monoxide gas. We will ensure the legally required checks are carried out by our Gas Safe registered engineers to make sure that the appliances are working safely and efficiently and provide the correct legal documentation to landlords and tenants.

We can also set up an annual reminder so that the deadline never sneaks by without you noticing and where required we can make arrangements with your tenants directly so that the inspection takes place at a time convenient for them.

General Maintenance

We also offer other general property maintenance including Bathrooms, Kitchens, Painting & Decorating, Fencing, Tiling, Flooring Services, Resealing Basins, Baths & Shower Trays, Furniture Assembly, Blind & Curtain Rails fitted etc. Please call 07809 774216 for a free no obligation quote.

Legionella

We can carry out the risk assesments for legionella which can be found in all hot and cold water systems. The risk is very low in domestic properties but as a landlord you have a duty of care to ensure that the risk of exposure to tenants and visitors is properly assesed and controlled.

For most residential settings the risk assessment may well show the risks are low so long as simple control measures are followed. This will apply to houses or flats with small domestic type water systems where the water turnover is high. Provided the risk assessment shows that the risks are insignificant and the control measures are being properly managed no further action would be necessary. It is important, however, to keep the assessment under review periodically in case anything changes to the system.
